My role involves managing property rentals and community associations in the southwest region of Connecticut. I am responsible for all tasks associated with these properties, including advertising, filling vacancies, negotiating and enforcing leases, and maintaining and securing the premises. In order to determine appropriate rental rates, I conduct surveys of local rental rates and calculate overhead costs, depreciation, taxes, and profit goals.
To ensure optimal results, I create customized plans for each property, tailored to its particular strengths and weaknesses. I then implement, monitor, and manage the profitability of the property, as well as its vacancy rates, to maximize results for my clients.
With over 7 years of experience managing properties in Bridgeport and the surrounding areas, I have achieved near-zero vacancy rates even throughout the challenges of the COVID-19 pandemic. I have benefited from extensive coaching and training from industry professionals, including Kathleen Richards, Wayne Breitbarth, BiggerPockets Learning Materials, Steve Scott, and various certifications, such as CAM certification for Community Association Manager and RAM certification for Residential Apartment Manager.
