***UPDATED*** The appraisal was paid for by a potential buyer who offered a lowball price of $500. However, a few months after the first appraisal, another appraiser from the bank valued the property to be almost 25% higher than the initial amount. Although deserving of two stars, I will try to be generous. ***END OF UPDATE*** The appraiser was punctual and completed the task even on short notice. However, I found it puzzling why she brought her mother to the appraisal. Pros: - Prompt service Cons: - Used comparables that were over two miles away from the subject property - Used a dilapidated property as a neighborhood comparable Summary: The appraiser did not consider external opinions and did not follow my suggestion to contact the previous listing agent for the neighborhood comparable that she used. There was no further appraisal updates shared with me.

With her pleasant demeanor and extensive knowledge, she provided thorough explanations and answered all my queries. I highly recommend her and will undoubtedly enlist her services again.
