INNOVATIVE RESIDENTIAL ADDITION IN LIVINGSTON, NJ

No project is too small or too complex when it comes to finding the right design solutions that meet clients' specific requirements, existing structures, and budgetary constraints. As depicted in the media section, one client approached us with a unique need to construct a one-story addition that would avoid stairs and accommodate physical limitations. However, a sanitary sewer easement limited any traditional design approaches, resulting in an extremely narrow family room. This client was referred to us by contractors, which highlighted the importance of bringing in an architect to solve this problem.

The challenge was to survey the narrow easement, which was only 15 feet wide, to locate the existing piping and determine if there were any obstructions that could inhibit future access for maintenance or replacement. The elegant solution involved cantilevering over the easement by four feet to create a spacious and desirable family room, complete with a large fireplace and a center skylight at the roof peak. In addition, we created a one-car garage underneath the cantilever, which was a brilliant use of space. Our client was thrilled with the end result.
