The Porch Repair Estimate Report is an itemized list of the costs associated with any deficiencies found during the home inspection. This report is backed by Porch, which means that agents can use it as part of the negotiation process with the seller.

Although there was a misunderstanding regarding the additional services offered by All Alert, such as a fee for inspecting the crawl space which was not disclosed beforehand and an unexpected add-on fee for a repair estimate included in the inspection report invoice, overall I was content with the promptness and quality of their work.

I would give Lionel from All Alerts Home Inspections 10 stars if I could. Booking with him was easy from the beginning. After calling several home inspectors/inspection companies, Lionel stood out as the most knowledgeable. It's no surprise given his background as a director of building engineering at a major hotel chain. Lionel explained exactly what he would do to check for different scenarios and his price was competitive. Unlike other inspectors, he included things like radon testing in his price.
On the day of the inspection, Lionel arrived promptly 15 minutes early. As someone new to the process, I rode along and asked many questions which Lionel patiently answered. The inspection took about 3 hours, during which Lionel discovered only one major issue with the water heater.
After completing the inspection, Lionel spent an additional 20 minutes walking through all of his findings, both big and small, and explained how serious each issue was and provided potential remediation methods. He delivered the inspection report that same night and was willing to answer any follow-up questions I had through phone or text with complete satisfaction.
Thanks to Lionel's exceptional service, I was able to complete my due diligence for the house I wanted within 5 days, including a weekend, and even negotiated a sizable closing credit for the seller.
