Prospective tenants are attracted through a range of strategies such as advertising, referrals, location benefits, and unit viewings. Leases are negotiated and deposits collected from tenants. Financial goals are met by collecting rents, making payments, developing budgets, anticipating needs, analyzing variances, and taking remedial action as needed. Property maintenance involves addressing tenant issues, enforcing rules, repairing units, planning renovations, and contracting for landscaping and snow removal. Building systems are managed through maintenance and repair contracts, and security is provided through patrols, devices, and policies. Violators of occupancy policies are engaged directly.
