The proprietor of the company is Mr Rafael, who served as my agent for two of my properties. My experience with him was dreadful during the one year engagement. Firstly, he failed to attend to requests for maintenance and repairs from tenants for several months. He kept assuring tenants that he was trying to reach the landlord without positive results.
Additionally, he frequently failed to remit the correct rent amount collected from tenants, citing errors from his bank or himself. Furthermore, he was often unavailable and did not respond to calls. At times, I had to wait for more than a month for the rent to be paid to me.
Moreover, Mr Rafael lacked trustworthiness. I instructed him to only collect half the rent from a tenant for December, but he went ahead and collected the full amount. He later reconciled by claiming he collected half. Furthermore, despite his contract requiring him to inspect the property, he did not do so.
In conclusion, it is advisable to manage your property yourself rather than engaging Mr Rafael as an agent.
